The final month of our current financial year has passed and we now re-focus our energies on projects we have scheduled for completion in the 2020/2021 financial year. We describe below those projects recently completed or in progress.
Managing Major Contractors
We have had an excellent response to our Invitation to tender for the new three-year Landscape and Garden contract and have been evaluating these in detail. It has not been an easy task with very well-presented proposals from a number of capable contenders who are to be congratulated on their efforts. We will soon be in a position to award the Contract.
We are also in the process of undertaking a tender for future Security arrangements of our site, plus a review of our management options for provision of community Facilities Services.
Grandstand and BBQ Area
Several projects have commenced or are about to commence in this area. These include the installation of a roof over the BBQs, repairs and painting of the BBQ pavilion, painting of the
Grandstand Pergola, patching of the roof for leaks and repairs of the ceiling. At the same time, we are costing the replacement of the root-damaged sections of the pathways in that immediate area with more flexible decomposed granite.
Site Storage for the CA and its Contractors
We have costed and are about to commence works to provide two much needed areas of storage which includes the tidying of an area currently being used for general storage in the Country Club car park. This area will be sectioned off with motif screens.
The room under the Grandstand is also to be divided into two sections, one for the use of our handyman, the other for storing the equipment to be used by our Landscape and Garden Contractor.
Pavement and Verge Repairs
Having undertaken the grinding of some trip points several months ago we have now commenced the next important stage of this work, involving the complete replacement of some badly damaged sections of pavement. This is phase one. More grinding and replacement works are planned for in the months ahead with such works intended on an annual basis thereafter.
Tree Removal and Trimming
Trimming of the plane trees in Orchard Avenue is now complete. The first stage of the removal of the Silky Oaks, that had caused major damage to the pavement at the southern end of Peninsula Drive, has also been completed. The storm damaged Junipers adjacent to the tennis court, the Club car park and Vineyard Way which had been removed previously, will also be replaced this month.
Landscape and Gardening
The rain last month was very welcome providing a good start to recently replanted garden areas although it did delay some of our other planned works, such as the tree removals in Peninsula Drive.
Replanting along our foreshore has also commenced. Priority is being given to the areas that were worst affected by the long, hot, dry period. We have also commenced the repair and replacement of the timber garden edging around the site, starting at the northern foreshore and Silkstone Park.
The Community Hall
The repair and repainting of the Community Hall has been costed and a contract is expected to be awarded this month. Plans are also in place to upgrade the lighting and sound system in our Hall.
Country Club Works including Entry Cover and Air Conditioning
Drawings are currently being completed to enable us to proceed with the installation of a cover over the Club entrance. We expect these works to commence over the next few months.
The tender process for the Club ground floor Air Conditioning Refurbishment and Upgrade is also complete and the works contract is expected to be awarded next month. The work will include
additional air supply to the two “bullhorn” sections of the lounge and dining room space that we found were being inadequately cooled by the existing A/C set up. We are hopeful this work can commence and be completed in October.
